Hundreds of apartments might replace West Oakland warehouse site

OAKLAND — Hundreds of homes could replace a sixty-year-old warehouse in West Oakland on a site that’s around the corner from a busy BART station, plans on file with city officials show.

The potential development could bring about 420 residential units to a property at 1357 5th St. in Oakland, according to the very preliminary proposal.

The apartments in the project would all be market-rate units, states the proposal filed by real estate development firm The Martin Group.

“The proposed project consists of demolition of an existing single-story commercial building and surface parking,” the proposal by the Martin Group states. “The approximately 4-acre site would be redeveloped with 420 rental dwelling units.”

The property is located at the corner of 5th Street and Mandela Parkway in the Acorn Industrial district of West Oakland, the planning documents show.

The existing site features a long and thin warehouse with loading docks that totals 19,500 square feet, information posted in the LoopNet commercial property database shows.

A large surface parking lot is adjacent to the building, which was constructed in 1960, according to information from Google Maps and LoopNet. The public lot provides daily and monthly fee parking.

West Oakland Development Group owns the property at present, documents on file with the Alameda County Assessor’s Office show. West Oakland Development isn’t involved in developing the project.

Bay Area real estate investors Keith Kim and Jabari Herbert are principal executives in West Oakland Development Group. West Oakland Development had previously proposed a 572-unit residential complex at 500 Kirkham St., a site that’s about a block or two away. But development has yet to materialize at the site, which is now approved for more than 1,000 units.

Kim was one of the principal owners of an apartment building at 2551 San Pablo Ave. in Oakland that was gutted in a fatal fire that killed four people and displaced as many as 100 very low-income tenants in March 2017. He sold his interest in the property in 2018.
